Our attorneys efficiently handle all aspects of the landlord/tenant relationship, including structuring, negotiating, and documenting all types of leases. We have one of the largest and most qualified staffs of attorneys in California devoted primarily to commercial leasing.

We not only staff each transaction with highly qualified professionals in the field, but we are also sensitive to the time and cost concerns of our clients. We have the depth of knowledge and experience to handle both routine as well as unusual and complex transactions in a timely, thorough, and effective manner.

Our overall approach is “business oriented.” We advise our clients on relevant legal issues and then weave clients’ business considerations into the resolution of issues. We are sensitive to the practical ramifications as well as the legal effects of alternate courses of action. Our attorneys are actively involved with trade organizations such as the International Council of Shopping Centers (ICSC), Building Owners and Managers Association (BOMA), Urban Land Institute (ULI), and Association of Corporate Real Estate Executives (ACRE). This involvement, together with the depth of exposure to all varieties of real estate transactions, enables us to understand our clients’ business objectives in relation to the current real estate market. We closely monitor all federal and state legislative and regulatory developments concerning retail, office, and industrial leasing and development issues. We pride ourselves on our ability to keep abreast of, and to contribute to, the rapidly changing legal environment for the real estate development community.

Retail Leasing. With our many and highly experienced attorneys devoted primarily to retail leasing, we have extensive and unique experience in the negotiation and documentation of all types of leases. Our experience includes the representation of developers for premises within regional malls, power centers, entertainment/lifestyle centers, community shopping centers, neighborhood shopping centers, and mixed-use projects in a variety of different lease transactions, including build-to-suit leases, reverse build-to-suit leases, pad leases, major tenant leases, and shop leases. In addition, our attorneys have significant experience representing both developers and retailers in ground leasing transactions.

Over the years, we have represented developers and landlords of a significant number of retail and mixed-use projects. As a result, we have successfully completed countless transactions with many national and regional tenants, including nearly all “big box,” major power centers and neighborhood center tenants and most regional mall and entertainment/lifestyle center tenants. Because of our experience and familiarity with these national and regional tenants and our understanding of the fundamental needs of retailers, we are able to complete retail leasing transactions in a manner that we believe is unparalleled in its thoroughness, expediency, and cost-efficiency.

As the development of a retail center sometimes involves the sale of parcels to department stores and/or anchor (or pad-site) retailers, we also have extensive experience representing developers and retailers selling and acquiring portions of land within a retail center and preparing corresponding purchase and sale agreements, reciprocal easement agreements, development agreements, and other agreements common to such transactions. Such agreements range in complexity from the relatively simple reciprocal easement agreement necessitated by the sale of a pad site within a neighborhood or community center to the exceedingly complex construction, operation, and reciprocal easement agreements utilized in major mixed-use developments and regional malls.

Office Leasing. Our attorneys also represent landowners and tenants in acquiring, developing, constructing, leasing, financing, and disposing of all types of office projects throughout the United States.

With experience comes proficiency, and our experience includes negotiating and documenting office leases for landlords and tenants alike, covering millions of square feet of office space. In addition, we review office leases in connection with our representation of lenders and purchasers of major office projects and also have reviewed, analyzed, and developed form lease documentation for numerous office projects.

Industrial Leasing. Our attorneys have substantial experience representing major industrial developers and industrial tenants. We have negotiated and drafted leases on behalf of landlords and tenants for millions of square feet of industrial space in multitenant and single-tenant industrial projects, and we are experienced in dealing with issues of particular importance to industrial leasing transactions, including issues involving hazardous materials and deferred maintenance.
